Had great experience, overall classic place.
Lovely staff, very clean rooms, DELIGHTFUL views. Close to the downtown, 10 minutes on foot. Besides, Parco Viviavventura was 3 km away from the venue. Croissants and butter were really appreciated.

The villa has a charm of past years - I mean that very positively. It is not a stylish, modern hotel that could be in every city, but is very individual and beautiful. The location on the hill above Frascatis is beautiful. The breakfast buffet was plentiful and very good. Parking spaces are sufficient and free of charge.
-
Fantastic location with great view over Rome, friendly reception and clean rooms, for Italy very good breakfast
all is well
-
Very nice location with view over Rome.
Restaurant did not meet the expected quality, rooms very bright, shower head without wall mounting.
-
The hotel is situated in a wonderfully quiet area
Have received an attractive room only after a complaint; had to wait 45 minutes for a decision to be made
-
Insane view, large hotel with historical charm, but which has probably already passed the best days. Very good fruit salad for breakfast.
-
The hotel is handy for the train station in Frascati..(15mins walk downhill but 25 mins uphill)
Maybe I was just unlucky but my single room was very small and not very clean
-
The location is stunning, right on top of the hill above Frascati, with great views all around.
The services were limited. Namely, there was no atm and we had to pay for the hotel shuttle into town.
-
the building was beautiful..........great history.........the views and grounds amazing
hard to find in the dark, need very clear directions
-
Very well maintained grounds.Rooms are plain but excellent.fabulous views.
Too many extras. The hotel is far from town on a road that cannot be walked so charging for the courtesy bus apart from arrival/departure is annoying. Also swimming pool and sauna are extra. Dining room prices are excessive with no snack type meals available you are looking at £40 a head.

The views of Rome and the fact that the hotel was in the hills meant a cool breeze even at the hottest time of the day. The public rooms were most attractive as were the grounds. Staff charming.
Absolute basic bedrooms and bathrooms. No chest of drawers in the bedroom and only 5 hangers in the wardrobe. Bathroom equipment dire; the plug could not be raised to drain the bath without the assistance of a knife. Shower not fixed properly over bath, folding shower screen didn't fold. Loo seat insecure. Lighting really poor in bathroom. Extremely bright exterior architectural uplighter just under bedroom window on all night.

I liked the location, a short walk from Frascati town abd only 40 mins from the airport.
Lack of attention to detail E.G. rooms recently decorated but furniture very basic. Served warm flat prosecco and had to ask for a new bottle to be opened. Food ok but not exceptional.

We loved the fact that the beautiful villa was so well restored and well kept. The room was well equipped, comfortable and clean. Staff were very helpful and courteous. Breakfast was plentiful and tasty with a wide variety of food. The pool was clean and towels provided. The view of Rome is spectacular and sunsets romantic.
To walk to Frascati was downhill about 15 mins but it is a hard walk back up to the Hotel. The taxi cost 10 euro without luggage. The hotel offers a courtesy bus pick up on first arrival and end of stay. During the stay it costs 5 euro per person to get to the town.

It was an experience, and if you want total isolation and peace in the off season this is the place. The views of Rome from the top are magnificent.
Unfortunately, because our stay was in the off season the villa felt isolated as many facilities including the out door pool was not in use. Many tours had also ceased to operate. Your web site states that a free free shuttle service from/to Frascati Train Station. In fact this only applied at check in and check out. All other trips we were charged 5 euro per person per trip.So if you do not have a car and unable to walk 2 km each way , the shuttle bus can be very expensive. A single cab trip from the villa to the Frascati centre was 12 euro.

The view over Rome was fantastic and the staff was very helpful.
There were no ironing boards for guests to use. No kettle to make tea or coffee in the rooms or in the hallway.
